The Britannia Modular Labs project is a new 64,000 sf ground up, laboratory building that includes multiple tenant suites of 15,000 sf, which can easily be combined for full floor plate users of 30,000 sf. The building has some shelled space available for special uses. It is fully outfitted with an emergency generator and exterior chemical storage areas, along with a covered receiving area.

The exterior of the building is contemporary and sleek, sheathed in GFRC and glass curtain wall. Imported Chinese stone accents the main entry court. Integral roof screens are provided to obscure the extensive mechanical equipment to support the laboratories. The interior features a modern two-story lobby and stylish bathroom core. Each of the four suites will have office space and state of the art laboratories with plastic laminate casework.
